Booking, Cancellation, Deposit and House Rules, and Privacy Policy

These terms apply to direct bookings made through the website or through direct communication with Lambievi Kolibi Villa.

1. General Terms

Lambievi Kolibi Villa is rented as a whole property only, not as individual rooms.

The maximum capacity of the villa is up to 14 guests, unless otherwise agreed in advance.

When making a booking, the guest must provide accurate contact details, the desired stay period, and the number of guests.

Accommodating more guests than stated in the booking is not allowed without the host's prior consent.

By making a booking, the guest confirms that they have read and accept these terms.

2. Booking Confirmation

A booking is considered confirmed after:

  • confirmation from Lambievi Kolibi Villa;
  • payment of the required deposit or advance payment, when applicable.

The deposit amount and payment deadline are specified for each individual booking.

If the deposit is not received within the specified deadline, Lambievi Kolibi Villa reserves the right to release the booked dates without further obligation to the guest.

3. Price and Payment

The price of the stay is determined by:

  • the selected dates;
  • the number of nights;
  • the season;
  • weekday or weekend nights;
  • holidays and special periods;
  • any additionally requested services.

The stated price is for the entire villa, unless explicitly stated otherwise.

The remaining balance of the stay is paid according to the terms provided at the time of booking.

Payment methods may include bank transfer, online payment, POS terminal, cash, or another pre-agreed method.

4. Cancellation Terms

If a guest wishes to cancel a booking, they must notify Lambievi Kolibi Villa as early as possible.

The following terms apply to standard bookings:

  • cancellation more than 30 days before check-in – the paid deposit is refunded in full;
  • cancellation between 14 and 30 days before check-in – a date change may be offered subject to availability, or 50% of the paid deposit may be refunded;
  • cancellation less than 14 days before check-in – the paid deposit is non-refundable;
  • in case of no-show, the paid deposit and any other prepaid amounts are non-refundable;
  • in case of voluntary early departure before the end of the booked stay, the value of unused nights is non-refundable.

Different payment and cancellation terms may apply for New Year, Christmas, public holidays, and other special periods.

Where special terms apply, they are provided to the guest before the booking is confirmed.

If, for objective reasons, Lambievi Kolibi Villa is unable to provide the booked accommodation, all payments received for the service not provided are refunded to the guest.

5. Damage Deposit

A refundable damage deposit of €200 may be required at check-in.

The deposit serves as security in case of:

  • damaged property;
  • missing property;
  • damage to furniture, appliances, equipment, or the building;
  • damage to the yard and surrounding areas;
  • damage caused by improper use of fireplaces, barbecue, firepit, or other equipment;
  • the need for extraordinary cleaning due to serious disregard of the rules;
  • other proven damage caused during the stay.

If no damage is found, the deposit is refunded in full after inspection of the property.

Normal wear and tear resulting from ordinary use of the villa is not considered damage.

If the value of the damage exceeds the deposit amount, Lambievi Kolibi Villa reserves the right to request payment of the actual value of the damage caused.

6. Check-in and Check-out

Check-in is after 15:00.

Check-out is by 10:30 on the day of departure.

Earlier check-in or later check-out is possible only by prior arrangement and subject to availability.

Guests must observe the agreed times so that sufficient time is available to prepare and clean the villa between bookings.

7. Guest Registration and ID Documents

Upon check-in, all guests are subject to registration in accordance with applicable legal requirements.

For registration purposes, guests must present a valid identity document, such as an ID card, passport, or other valid document as required by applicable law.

The data is used only to the extent necessary for:

  • registering the accommodated guests;
  • fulfilling the accommodation provider's legal obligations;
  • fulfilling administrative, statistical, accounting, or other legally required obligations.

If a guest refuses to provide the required data or present an identity document when needed for legal registration, accommodation may be refused.

Data from identity documents is not used for advertising or marketing purposes.

8. Villa Use Rules

Guests must use the villa, its furnishings, appliances, and surrounding areas responsibly and for their intended purpose.

The following are not permitted:

  • intentional damage to property;
  • removing property from the villa;
  • moving heavy furniture without consent;
  • using equipment in a manner other than its intended purpose;
  • accommodating additional unregistered guests without prior permission;
  • organizing large parties, events, or gatherings beyond what was pre-agreed;
  • behavior that creates danger to people, property, or the environment;
  • actions that violate public order or applicable law.

In case of a serious violation of the rules, the owner reserves the right to terminate the stay when necessary to prevent damage, danger, or a serious breach of order.

9. Noise and Public Order

Guests must be considerate of neighbors and avoid excessive noise, especially during nighttime hours.

Behavior that creates systematic or serious inconvenience to other people in the area is not permitted.

Guests must comply with all applicable local and national rules regarding public order and noise.

10. Kitchens and Equipment

The kitchens in the villa are equipped for guest use.

Guests are free to use the provided:

  • dishes;
  • utensils;
  • appliances;
  • refrigerators;
  • ovens;
  • stovetops;
  • coffee machine;
  • other available kitchen equipment.

After use, guests must leave the equipment and rooms in normal condition.

A full deep-clean before departure is not required.

In case of excessive mess significantly beyond normal use that requires extraordinary cleaning, the related costs may be deducted from the damage deposit.

11. Fireplaces, Barbecue, and Firepit

The fireplaces, barbecue, and outdoor firepit must be used with increased caution.

The following are not permitted:

  • leaving open fire unattended;
  • using flammable substances that could create a hazard;
  • moving burning materials outside designated areas;
  • using fire under conditions that create an immediate fire risk.

Before leaving the relevant area, guests must make sure the fire has been safely extinguished.

Children must not be left unsupervised near fireplaces, barbecues, firepits, or other fire sources.

12. Yard and Outdoor Areas

The yard and surrounding areas are provided for use by the villa's guests.

All outdoor facilities must be used reasonably and for their intended purpose.

Parents and accompanying adults are responsible for supervising children while using the yard and available facilities.

13. Children

Children are welcome at Lambievi Kolibi Villa.

Parents, guardians, or accompanying adults are responsible for their continuous and appropriate supervision.

Special attention should be paid when using:

  • fireplaces;
  • barbecue;
  • firepit;
  • yard facilities;
  • stairs;
  • other places or items that may pose a risk.

14. Pets

Pets may be accepted following prior notice and confirmation.

The pet owner or accompanying person is responsible for:

  • any damage caused;
  • maintaining necessary hygiene;
  • the animal's behavior;
  • preventing danger or inconvenience to other people.

In case of damage caused by a pet, the value may be deducted from the deposit or claimed additionally if it exceeds the deposit amount.

15. Personal Belongings

Guests are responsible for their personal belongings during their stay.

Lambievi Kolibi Villa cannot guarantee liability for forgotten, lost, or damaged personal items, except in cases provided for by applicable law.

If a forgotten item is found, we will make reasonable efforts to identify its owner and assist with its return.

Courier or shipping costs for forgotten items are the guest's responsibility.

16. Damages and Technical Issues

If guests discover:

  • damage;
  • a leak;
  • an electrical supply issue;
  • a water supply issue;
  • a heating issue;
  • a damaged appliance;
  • another potential hazard,

they must notify the host as soon as possible.

When there is a safety risk, use of the relevant equipment must be stopped until it has been inspected.

Guests must not attempt to carry out repairs or modifications to electrical, plumbing, heating, or other installations themselves.

17. Force Majeure and Circumstances Beyond Our Control

Circumstances beyond the reasonable control of Lambievi Kolibi Villa may occur, such as:

  • severe weather conditions;
  • natural disasters;
  • accidents;
  • power outages;
  • water supply interruptions;
  • internet or telecommunications issues;
  • restrictions imposed by government or local authorities;
  • other extraordinary events.

In such situations, we will make reasonable efforts to minimize inconvenience and restore normal service.

18. Additional Services and Third-Party Providers

Guests may be offered additional services and activities, including transport, tourist activities, entertainment, food, or other services.

Where a service is provided by a third-party provider, that provider's own terms and rules may apply.

Unless explicitly stated otherwise, the price of additional services is not automatically included in the nightly rate.

19. Bookings via Third-Party Platforms

These terms apply primarily to direct bookings made through the website or through direct communication with Lambievi Kolibi Villa.

For bookings made via Booking.com, Airbnb, or another third-party platform, that platform's own terms may additionally or predominantly apply, including regarding payment, cancellation, and refunds.

When visiting the website, sending an inquiry, making a booking, or checking in, we may process certain personal data, including:

The relevant payment provider's own terms and privacy policy may additionally apply to the processing of payment.
